When a deal closes, Lucid Realty earns a commission — the same way any brokerage does. Here's exactly how the commission breaks down between the listing and buying sides.

Sliding scale: Properties above $400K qualify for reduced total commission rates, scaling down to 4% for properties above $1.5M. Exact rates are discussed during consultation.
All commissions are negotiable and not set by law. Buyer’s agent compensation is subject to separate agreement between the buyer and their representative.
The total commission covers full brokerage representation — listing services, contract preparation, negotiation, inspection coordination, and closing support. The buyer's agent portion ensures your property gets full cooperation from agents representing buyers, even without MLS exposure.
Commission terms are set in the listing agreement between the seller and Lucid Realty.
If Private Marketing Doesn't Work
The default private marketing window is 30 days. If you want broader exposure after that, we refer you to an MLS-participating brokerage for a traditional listing. The transition is seller-initiated and never automatic. Lucid Realty does not list on the MLS.
A referral fee applies to Lucid Realty. The receiving brokerage sets their own commission. All rates are negotiable and discussed during consultation.
