The entire process happens on the Lucid Private Market platform. Every step is logged, every buyer is verified, and your property stays off public record until you decide otherwise.

Create Your Private Listing

Enter your property details, upload photos, and set your asking price. Acknowledge that this is a private, non-MLS listing. Your listing is visible only to buyers you invite.

Search the Buyer Directory

Browse verified, anonymous buyer profiles. Filter by budget, financing type, timeline, location, and buyer type. You see their qualifications — not their identity.

Invite Buyers to Offer

Select the buyers you want and send Invite-to-Offer notices with your preferred terms: price range, closing window, financing preference, and earnest money expectations.

Buyers Review and Respond

Invited buyers see your listing details and photos. They can ask questions through the platform (identities stay masked). They decide whether to submit an offer.

Receive and Review Offers

Offers are submitted through the platform with full terms. When a buyer submits, their identity is revealed to you. You can accept, counter, or decline.

Accept and Close

Once you accept an offer, Lucid Realty handles the transaction — contracts, escrow coordination, and closing. The platform's job is done; the brokerage takes it from there.

Fewer buyers will see your property compared to an open MLS listing. This is by design, but it means selling may take longer.

MLS listing remains your option at any time

You can move to a public listing whenever you choose. We can facilitate a referral to an MLS-participating brokerage if needed.
