Seller Process
We discuss your goals, timeline, and whether private marketing is the right approach. If it is, we sign a listing agreement with Lucid Realty. Your property never goes on the MLS.
Your property is listed on the Lucid Private Market platform. Interior photos, price range, and property details are visible — but the address and your identity are not. Verified buyers can see the listing; the general public cannot.
Verified buyers who match your criteria can request an invitation. You see their qualifications — budget, financing status, timeline, buyer type — but never their name or contact information.
You choose which buyers to invite. Set your terms: price range, closing window, financing preferences, earnest money expectations. Invite one buyer or several at once. Invitations expire on your schedule.
Invited buyers submit offers through the platform. Each offer is timestamped and versioned. You can accept, counter, or decline. Buyer identity is revealed only when an offer is submitted.
Lucid Realty handles contracts, negotiation, and closing coordination as a licensed Florida brokerage. If you sell through an LLC or trust, your personal identity may never be disclosed publicly.
Buyer Process
Create an account, verify your identity, and upload proof of funds or a lender pre-approval letter. Verification is required before you can request access to any listing. It expires every 90 days.
See interior photos, price ranges, and property details for homes that are not publicly listed anywhere. You see the property — but not the address and not the seller's identity.
Found a property you're interested in? Request an invitation from the seller. They see your qualifications — budget, financing, timeline — but never your name or contact information.
If the seller selects you, you receive an invitation with their terms: price range, closing window, and conditions. You can ask questions through the platform's messaging system without revealing your identity.
If the terms work, submit your offer through the platform. This is the moment your identity is revealed to the seller. If you're buying through an LLC or trust, the entity name is revealed instead.
If your offer is accepted, Lucid Realty coordinates the transaction. Your agent (or Lucid Realty, if you choose) handles contracts and closing. The process follows standard Florida real estate law.
The Rules
Your property is never listed on the MLS, Zillow, Realtor.com, or any public website. There are no yard signs and no open houses unless you request them.
Buyers browse anonymously. Sellers see qualifications but never names, emails, or phone numbers. Identity is revealed only when a buyer submits an offer.
Sellers are identified only by a reference number. The address and seller contact details are not shared with buyers until the seller chooses to reveal them.
Buyers must verify their identity and upload proof of funds or a pre-approval letter before they can request access to any listing. Unverified buyers cannot participate.
Buyers can request an invitation, but the seller decides who gets one. There is no automatic matching and no algorithm deciding who sees your property.
Every search, invitation, message, and offer is recorded with a timestamp. This protects both sides and ensures the process is auditable if a dispute ever arises.
